As a buyer, you’ve gone through loan pre-approval, searched and found your best choice, and received a signed purchase agreement. You’ve also sent earnest money to the seller. As a seller, you need assurances that your buyer is qualified, can meet the financial requirements and that no “hidden surprises” or disappointments occur during the closing process.
Attorney Raymond Wells and his paralegal team at The Pearce Law Group provide expert real estate closing services. You’ll know ahead of time what the closing fees will be. There will be no hidden “junk fee” surprises and if issues do arise that create additional legal work, you’ll be advised of this during the closing process.
Once the seller accepts and signs the purchase offer, a closing date will be set. A typical residential closing can take 30 to 45 days.
Along the way an escrow account will be opened where funds will be held until the closing is completed. A title search is conducted and title insurance issued and funded. Pearce Law Group often handles additional steps involving title searches and title insurance. This helps ensure there are no outstanding claims or liens against the property. We may also provide documentation of the transfer of funds to the seller and to your lender, or facilitate the transaction as a third party.
A home inspection is performed. The buyer and seller each receive a copy of the inspection report and negotiations take place as to what repairs will be funded by the seller. It’s not unusual for a pest inspection to also be requested. Once repairs are made and paid for, a final walk through by the buyer is conducted in time for the closing date to be met.
There are a lot of moving parts to a real estate closing, including the involvement of the buyer, seller, real estate agent, lender and title company. Attorney Wells helps keep all parties involved informed and moving toward a successful closure.
